What the tool tells you

Six numbers a bank calculator won't give you honestly.

Bank tools show what one bank will fund. This tool shows what the deal actually supports — across every lender product a Caplli advisor can place.

$

Max loan amount

The actual dollar figure — computed from value × LTV for that asset class, or SBA cap / cashflow rules for business.

%

DSCR check

NOI ÷ annual debt service, against the minimum for your asset. The number lenders lead with in underwriting.

→

Monthly & annual payment

At the current market rate + typical amortization for your loan product. Same math your lender's system will run.

↓

Down payment required

For acquisitions: price − max loan. Tells you the equity you need to close.

↑

Cash-out available

For refinance: max new loan − current balance. Shows the equity you can pull out.

÷

Split-amort breakdown

For SBA blended loans (RE + business): two tranches with separate amortization, one combined payment.

How it works

From 5 answers to a real loan number.

  1. 01

    Pick your intent

Buying or refinancing, real estate or a business. Each routes to a different question set and sizing method — because SBA business-acq math isn't CRE math, and a refinance is sized off appraised value rather than a contract price.

  2. 02

    Answer 4–5 questions

Property/business type, value or price, NOI or earnings, and one or two structuring questions (RE included? current balance? time in business?).

Why not just use a bank's calculator?

Bank calculators show one lender's box. This one shows the whole market.

A bank's calculator quotes what THAT bank will fund at THEIR box — one asset class, one amortization, one rate. If your deal doesn't fit, you get a "call us" screen.

Ours sizes across every product a Caplli advisor can place: bank perm, agency multifamily, CMBS, DSCR/Non-QM, SBA 7(a), SBA Express, bridge. Different amortization, different rate spread, different DSCR minimum for each.

And ours won't inflate DSCR by quoting the interest-only payment (a common trick that makes the deal look better than it underwrites). We calculate DSCR against the fully-amortizing P&I — the way lenders actually approve.

Example: $1.5M SBA loan

Business acquisition, $200K SDE

With RE · 25-yr · 6.00%
DSCR 1.72× ✓
Blended · 60% RE + 40% biz
DSCR 1.29× ⚠
Business only · 10-yr · 8.00%
DSCR 0.92× ✗

Same loan · same earnings · three completely different verdicts depending on whether RE is in the deal. Most bank calculators default to 25-yr for every case. Ours uses the right amortization AND the right rate for each product.

Frequently asked

Questions borrowers ask us most.

How much can I borrow on a commercial property?

It depends on three things: the property's value (or purchase price), its Net Operating Income (NOI), and the property type. Lenders size loans as a percentage of value — typically 65-80% LTV — and stress-test that loan against the property's cashflow via DSCR. Multifamily and industrial typically qualify for higher LTV (75%+); office and hotel are lower (60-70%). This tool gives you the actual dollar figure in 60 seconds using the same math a lender's underwriter will run.

Can I use this for an SBA business acquisition loan?

Yes. Pick 'Buying' → 'Business' and answer whether commercial real estate is part of the deal. This is the single most important variable — SBA 7(a) loans with real estate amortize over 25 years at 6.00% — below Prime; business-only loans (goodwill, equipment, working capital with no RE) amortize over just 10 years at 8.00%. The same $1.5M loan is $9,665/month with RE vs $18,199/month business-only — an 88% payment jump that changes DSCR from 1.72× (strong) to 0.92× (declined). The tool applies the right amortization + rate automatically.

What about working capital? Does this cover SBA Express?

Yes. Pick 'Need working capital' as your intent and the tool routes to SBA Express sizing: up to $500K, 36-hour approval with a Preferred Lender. Eligibility requires $250K+ annual revenue and typically 2+ years operating history. The loan is sized on cashflow, not collateral — the tool uses the lower of $500K cap, 6 months of monthly cashflow, or 15% of annual revenue as the underwriting-comfortable amount.

What's DSCR and why does it matter?

DSCR = Debt Service Coverage Ratio = NOI ÷ annual debt service. It's the number lenders lead with. Most permanent commercial lenders want 1.20-1.30× minimum; hotels and marginal assets need 1.35×+; multifamily and SFR are lower (1.00-1.20×). If DSCR doesn't clear the threshold, the loan doesn't fund — regardless of LTV or credit. The tool computes DSCR against the fully-amortizing payment (not the interest-only payment during an IO period), matching how lenders actually underwrite.

How is this different from a bank's calculator?

Bank calculators show only what THAT bank will fund at THEIR box. Ours shows what the deal supports across our lender network — every asset class, every product (bank, agency, SBA, CMBS, DSCR, bridge, private). Also: bank calculators often use the interest-only payment for DSCR (which inflates the number), 30-year amortization for SBA business acquisitions (which is wrong — the max is 10 years without RE), or generic 25-year amort for every asset type. Ours applies the right amortization for the right product.

Is this a hard credit pull?

No. Nothing here touches a credit bureau, no lender sees your deal from this page, and we never ask for a Social Security number. The figures you enter are sent to our own server to run the sizing calculation — that's how our lender pricing stays private rather than sitting in the page source — and if you request your funding options those figures are saved alongside your enquiry so an advisor can pick it up. Your credit band is self-reported and used only to route the deal to the right lender type.

How accurate is the loan amount it shows?

It's directional — 80-90% accurate at the mid-market case, less accurate for value-add / distressed / transitional assets where an appraiser's judgment on future NOI matters more than the current number. Real lender term sheets depend on appraisal, sponsor financials, market conditions, and each lender's current appetite. The tool tells you the range you should be talking about; the application produces the actual term sheets.

What if the tool says 'Needs restructuring'?

That verdict means the deal as-sized won't clear mainstream lender underwriting today — usually because DSCR falls short, LTV is too aggressive for the asset class, or the amortization the borrower assumed doesn't match reality. Talk to a Caplli advisor. Often we can restructure into a fundable shape: adding equity, splitting the debt stack (bridge → perm), phased construction draws, or seller financing on standby for acquisitions.

Which loan types does the tool cover?

Commercial real estate (retail, office, industrial, mixed-use, self-storage), hotel & hospitality, multifamily (5+ units), residential SFR investment (1-4 unit DSCR / Non-QM), owner-occupied CRE (SBA 7a/504), business acquisitions with or without real estate, business refinance, and SBA Express working capital. Loan sizes $250K (SBA Express) to $100M+ (institutional CRE). Nationwide with a Texas-based advisory team.

Do I need to provide my email?

For the funding numbers, yes. The valuation half is free and needs nothing from you — enter your figures and you'll see what the asset is worth, or, if you already have a price, whether that price holds up against market cap rates and multiples. To see the loan sizing on top of that — max loan, best-fit product, monthly payment, DSCR — we ask for your name, email and phone so a Caplli advisor can follow up with real lender appetite rather than leaving you with a number and no next step. We don't sell your details, and we don't email you a lender shortlist, because commercial placement is an advisor-led process rather than a directory download.
