Broker disclosure

Caplli is a commercial finance broker, not a lender. We facilitate loan applications and match prospective borrowers with capital partners in our nationwide lender network. We do not make lending decisions, set loan terms, or fund loans.

Loan approval, rates, fees, and conditions are determined solely by the lender. Indicative term sheets, prequalification letters, and estimates produced through our tools are not commitments to lend. Final terms may differ based on lender underwriting, property appraisal, and verification of borrower information. You are under no obligation to accept any offer presented through the Caplli platform.

Equal Credit Opportunity

Caplli and the lenders in our network are committed to compliance with the federal Equal Credit Opportunity Act (ECOA). It is unlawful for a creditor to discriminate against any applicant on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.

Fair lending

Caplli supports fair lending practices and does not steer applicants toward or away from any particular product based on protected characteristics. Matching to lenders is driven by deal characteristics — property type, loan amount, sponsor profile, geography, and current lender appetite — not by protected attributes.

Credit reporting

Initial pre-qualification through Caplli typically involves a soft credit inquiry, which does not affect your credit score. A hard credit inquiry — which may impact your score — only occurs after you formally elect to proceed with a specific lender's offer. You will be notified before any hard inquiry.

Information accuracy

You are responsible for the accuracy and completeness of the information you provide in any application. Submitting false or misleading information may result in denial of credit, withdrawal of offers, and may constitute a criminal offense. You authorize Caplli and our lender partners to verify the information you provide, including obtaining credit reports and other consumer reports, to the extent permitted by law.

State licensing

Caplli operates as a commercial finance broker. Commercial (non-consumer) financing brokerage is generally exempt from state mortgage licensing requirements; however, certain states require separate commercial finance lender or broker licensing for specific transaction types. Anti-money laundering

Caplli and our lender partners comply with the USA PATRIOT Act, Bank Secrecy Act, and Office of Foreign Assets Control (OFAC) requirements. We may verify your identity and source of funds as part of the application process.
